What is a Fire Door and why are they needed?

Fire Doors are an integral part of the fire safety of a building. Their main purpose is to slow the spread of a fire and smoke from one area/room to another, known as fire compartments.

A well manufactured, installed and maintained Fire Door will hold back fire for, generally, 30 or 60 minutes, allowing time for people to escape the building safely, containing the fire to allow the fire brigade an improved chance of tackling the fire prior to further damage being caused.

Why do we need to inspect Fire Doors?

As well as being Fire Doors, they are also more commonly seen and treated as general day to day doors within a building between one room and another. As such, we all use these Fire Doors on a daily basis, causing daily wear and tear to take effect. It is very easy to get into habits whereby we prop Fire Doors opens with a wedge or a fire extinguisher.

It is also very easy to ask maintenance to pop some new screws in that hinge. There are many day-to-day issues that should not happen, and these issues are picked up generally only when a fresh pair of eyes are inspecting this door that you use yourself on a daily basis. Will having Fire Doors inspected be disruptive?

As with many things, there are a couple of levels that can be explored when it comes to Fire Door Compliance Survey’s. If you wanted to ensure your building was as compliant as possible, you may choose to engage us to carry out an Architrave Survey as well as the Fire Door Compliance Survey.

An Architrave Survey will generally see us removing the existing architrave to 10% of the locations you have. This is to allow us to gain an understanding as to the quality of installation and fire stopping at the time of installation. Without correct fire stopping for example, your Fire Door will simply not last the expected 30 or 60 minutes. We will be as careful as possible at all times and limit mess and disruption to the best of our abilities, we may choose locations better suited for this added in-depth inspection to help minimise disruption.

The architrave we remove, we will re-install once the inspection has been carried out, sometimes this may leave a small requirement of re-painting, but this really is as disruptive as this gets. The actual Fire Door Compliance Survey is not disruptive at all, we just need to be able to gain access to both sides of each and every Fire Door you have.

What happens if any Fire Doors fail a Fire Door Compliance Survey?

Due to the range of services we offer, once we have carried out a Fire Door Compliance Survey, you can engage with us as much or as little as you prefer. This means we don’t just come and do your survey and walk away leaving you with worry about what to do next.

The next steps will vary from client to client and will be discussed and agreed with the Responsible Person. Steps may involve repairs being carried out, replacement doorsets being procured and installed, or just simply regular checks going forwards.

Fire Door Architrave Surveys

Our Fire Door Architrave Survey provides a more in-depth look into your current Fire Doors and how they were installed and fire stopped at the time. Generally, this service will see us removing the architrave to approximately 10% of the Fire Door stock per building, to build an overall picture as to whether the doorsets are adequately fire stopped or not.

The best Fire Door in the world will not perform unless it is: manufactured correctly, installed correctly, fire stopped correctly and maintained correctly, going forwards.

Fire Door Action Plan

Following your Fire Door Compliance Survey, we offer a service to provide a recommended Action Plan to undertake any remedial works required.

This action plan will cover all works required per building and these will be listed showing recommended priority order to help highlight the severity of each location and its issues.
