Fire Door Repairs & Improvements
Fire Door Repairs done Properly, Compliant, Cost-Effective and to Last!
When a fire door fails a compliance inspection, the assumption by many is often the same – it needs replacing. But in the majority of cases, that simply isn’t true.
A fire door that has been correctly assessed by a specialist will more often than not have a clear, compliant repair route available. One that meets the required standard, costs significantly less than replacement, and causes far less disruption to your building and the people in it.
At Approved Door Consultancy Ltd, repair is always our first consideration. Not because it’s the easier option, but because it’s often the right one.
Not sure what you need? Our specialists can advise on fire door inspections, compliance surveys, replacement doors and action plans.
If you require a fire door inspection or compliance survey, please provide a few details below and our specialists will come back to you with a quote.
Have you had a survey or inspection already?
If you have had a fire door compliance survey carried out recently by us, we know the survey reports will contain enough information to allow us to scope and carry out the required repairs.
If your survey was carried out by another inspector, we may also be able to scope and carry out the required repairs. Sometimes, other reports are not as detailed as ours and if this is the case, we may not have enough information and may need to visit site to either re-survey or gather missing information.
If you have one of our Fire Door Action Plans, the process is even more straightforward, with every door’s requirement already clearly documented and ready to act on.
New/Adhoc Repairs cropped up?
Have you recently discovered an issue with one of your doors? Whether it is a door that will not close properly, seals that have become damaged, hardware that is failing, get in touch and we will assess what is needed and provide a clear, honest scope of works.
How do we complete the repairs?
Depending on the scale and location of works, repairs are carried out either directly by our own team or by a carefully selected group of specialist subcontractors that we work with regularly – people who understand our standards and our expectations – yes, we are picky!
All works are carried out safely, using the correct tools and materials, and alongside Risk Assessments and Method Statements where necessary.
So, why should you repair?
We will always be straightforward with you about whether repair or replacement is the right answer for a given door. But where repair is a viable option, we’ll always recommend it – for three simple reasons:
1. It’s more cost effective.
Replacing a fire doorset – supply, removal, installation, making good – is a significant cost. A targeted repair to bring that same door back to compliance is almost always a fraction of the price.
2. It’s the more ethical choice.
Replacing a fire doorset – supply, removal, installation, making good – is a significant cost. A targeted repair to bring that same door back to compliance is almost always a fraction of the price.
3. It’s full compliant.
A correctly carried out repair, specified by a qualified fire door inspector and completed to the applicable standard, is every bit as compliant as a brand-new installation. There is no compromise on safety – only on cost.

FREQUENTLY ASKED QUESTIONS
Q. Surely any competent joiner can fix a fire door?
A. A skilled joiner can do a lot of things well, fire door repairs isn’t typically one of them, at least not without specialist knowledge behind them.
Fire doors are life safety products. The gap tolerances are measured in millimetres. The seals, ironmongery, hinges and closers all have specific performance requirements. Get any one of them wrong and the door may look perfectly fine whilst failing to perform when it matters most.
We are often called in to correct work carried out by well-meaning contractors who simply didn’t have the product knowledge, the compliance understanding, or the eye for detail that fire door repair demands. It costs more to put right than it would have to do correctly in the first place.
Q. A non-compliant door means my whole building is at risk, doesn’t it?
A. Not necessarily – and understanding this can take a significant amount of stress out of the situation.
Non-compliant fire doors can in many cases be isolated, risk-assessed and prioritised. Not every defect carries the same level of risk, and not every door requires immediate action. Part of what we do is help you understand exactly where the genuine risk sits – so you can make informed, proportionate decisions about where to act first and how quickly.
Q. A repaired door is a temporary fix. Eventually it will need replacing anyway!
A properly specified and correctly carried out fire door repair is a fully compliant, long-term solution – not a sticking plaster.
What’s more, a fire door only needs to meet the standards that were applicable at the time it was originally installed. This is something many clients – and some contractors – aren’t aware of. It means that in many situations, a door that appears outdated can be brought back to full compliance through targeted repair work, without needing to meet today’s new-build specification.
That’s not a workaround. That’s the regulatory framework working as intended.
